Kirkby Stephen lies within easy reach—a ten-minute walk away—and the market town rewards the effort. Its shops, cafés and galleries occupy streets that have earned recognition for their upkeep, and the Settle-Carlisle railway station sits right there if you fancy a day out on the line. Beyond the town, the Lake District and Yorkshire Dales are close enough for a drive, while the Howgill Fells and North Pennines rise even nearer. The area holds formal status as a walkers' destination, with routes radiating out across the fells.

Low Mill itself occupies the riverbank with views across the Eden towards open countryside. Exposed beams survive from its working past, now softened by comfortable furnishings. The house spreads across two floors: a lower ground floor holds a playroom and one bedroom with shower room; above that sit the kitchen and dining space, a second bedroom with ensuite, and a third double room served by a family bathroom. A woodburner warms the main living room. Outside, a decked balcony overhangs the water—the owners maintain bird feeders, and herons, kingfishers and red squirrels do appear. A lawned garden with patio and furniture sits on the other side. The property sleeps six across its three bedrooms and three bathrooms. Essentials like heating, hot water, bed linen, towels and Wi-Fi come as standard, along with logs for the burner. There is private parking for three cars and a bike store. One dog can stay free. No smoking indoors.
