The Coyles Cottage

Ballater sits at the heart of Royal Deeside, within the Cairngorms National Park, making it a natural base for hill walking, fishing on the River Dee, golf at the local 18-hole course, and access to nearby castles including Balmoral, Crathes and Craigievar. The village itself is compact enough to reach cafés, restaurants and independent shops on foot—within 100 yards of the green—yet far enough into the Grampians to feel genuinely remote.

The Coyles Cottage is a Victorian merchant's house built from local granite in 1888, with the period details you'd expect: high ceilings and original features throughout. Two bedrooms and one bathroom serve four guests across two levels. There's a conservatory flooded with light, triple glazing and central heating for year-round comfort, and a garden largely laid to lawn with mature trees and flower borders. A patio area with seating and a barbecue is ready for outdoor entertaining; a shed stores bikes and kayaks. One well-behaved pet stays free. The essentials—electricity, heating, bed linen, towels and wifi—are covered.
