About Balnearn House
Balnearn House suits those after a slower-paced stay in Perthshire, with time for walking, fishing or simply sitting in the garden rather than rushing between sights. This Victorian property in Aberfeldy has just 10 guestrooms, all en-suite, with family rooms available for those travelling with children, and drinks available in room for a relaxed end to the day.
Guests can start the morning with breakfast and arrange a packed lunch for days out, while the lounge with its fireplace offers a comfortable spot to return to in the evening. The landscaped gardens and outdoor seating area add to the sense of space, and there's a picnic area for fine weather. Free on-site parking and 24 hour reception make arrivals straightforward.
The surrounding area suits an active or outdoorsy trip, with golf, cycling, walking and horse riding all nearby, plus fishing and watersports for those wanting to get out on the water. The Famous Grouse Distillery is a short drive away, and Pitlochry is within reach for a day out, while pubs and restaurants nearby cover evening meals beyond the guest house itself.

What guests say
Aberfeldy was not on our itinerary, but it turned into one of the highlights of the trip after our trip to Mull was cancelled due to a storm that shut down the ferries. I feel so incredibly lucky to have found Balnearn House – it was perfect in every single way. Mark and Claire went above and beyond to make our stay great, and the location was absolutely wonderful. I will 100% be back!

A Victorian era house with spacious bedrooms nicely appointed for the most discerning guests. Breakfast is served in a clean spacious lounge where the outside gardens can be viewed. The countryside comes alive with sounds of local birdlife and an abundance of places to walk and drive to. Pubs and restaurants are plentiful offering a large choice of culinary cuisine. Art studios, Castles, Whiskey distilleries, Lochs and bike tracks offer the more adventurous a number of escapes and venues to visit. Well worth a stay. Mark and Claire are the perfect hosts.

Perfect B&B, ideal for our short break to the area. The owners were super hospitable, and the breakfast was so delicious! Nice large rooms, spotlessly clean, pleasant decor and very comfortable. Excellent shower! Lots of original features in this old house, and a lovely lounge area. Parking was easy on site and B&B is just a couple of minutes from the shops etc in the centre of town.

Beautiful bed and breakfast in an ideal location. We were greeted by Mark and shown to our immaculate room. We walked across the road to a path by the river that leads a very short walk to the main square. The town is beautiful and we enjoyed a drink on the front porch. I truly believe this place deserves the 5 star rating I gave it.
