Fircliff sits three storeys above a walled garden on the Isle of Bute, a B-listed Georgian property with unobstructed views across Loch Striven, the Firth of Clyde and the surrounding hills. The house works for large groups or extended families—it sleeps 14 across six bedrooms and five bathrooms, with a substantial dining table that seats everyone together. One well-behaved dog stays free.

The layout spreads across three floors. Ground level has the kitchen, dining room, a utility room and the first bedroom with ensuite and separate toilet. The middle floor holds a living room with woodburner and three more bedrooms—one with a roll-top bath and ensuite, one with two singles and a television for younger guests, and a family bathroom. The top floor has two further bedrooms. Bed linen, towels, wifi and heating are included; the woodburner gets its first load of fuel too. The enclosed garden has a lawn, terraces and barbecue space, though the terraces have a drop and there is a step elsewhere in the garden. One car parks on site with additional roadside spaces available. No smoking indoors.

The nearest significant settlement is Argyll Bute. This is a working holiday let for groups wanting one property to themselves rather than scattered across several cottages.

Absolutely fabulous Air B n B. Comfortable beds and pillows, well stocked kitchen and gorgeous views from the lounge. Loved the bootroom and also the trolley to help take your luggage up the path when you arrive. Will certainly be back soon.

An amazing, beautiful and well equipped house. The views out over the Kyles of Bute are amazing and the garden is brilliant for dogs. All the bedrooms are well set up and equipped with beautiful en-suite bath/shower rooms and the Kitchen and Dining room is amazing. Our third visit and it has been perfect every time.

Huge house with incredible views. Large and beautiful bathrooms on every floor. Nice bedrooms. The livingroom and kitchen diner are great for meals and entertaining. The furniture is sadly a bit tired, the spiral stair is a bit wonky and tiring to reach the top floor but a massive window feature to see the view like a lighthouse. The garden grounds are enclosed but on a hill, the kids and dogs had a great time rolling about it though. Street parking is fine but feel at a very small stretch there could be a driveway to make loading and unloading easier. A great stay, close enough for walks to Rothesay and Port Bannantyne. A hotub would also add value. Will be back I'm sure.

Arrived here to spend Christmas with my family. On arrival, the place was surgically clean. The house was cosy, perfectly warm and timber available for us to light a fire. Many Bay windows overlooking the Harbour. Beautifully decorated with 2 Christmas trees and lights over the fireplace and on the ballistrails, kids loved it ... kids of all ages . I would love to come back here just an amazing place ✨️
