Dating back to the 14th century, Walnut Cottage is the oldest building in Sproughton village and has remained in the owner's family for generations. This characterful semi-detached property retains the warmth of its age while being lovingly restored throughout. The cottage sits in the village centre with a shop just 50 yards away and the Brewers Arms at Polstead within a mile.
Ground floor rooms include a living room with a wood-burning stove and freeview television, plus a combined kitchen and dining space equipped for proper cooking—electric oven, dishwasher, microwave and air fryer among the appliances. A shower room completes this level. Upstairs are two bedrooms: one with a double bed, one with two singles, and a separate toilet. The essentials—heating, electricity, bed linen, towels and wifi—are all covered, as is the initial fuel for the wood burner.
An enclosed lawned garden to the rear serves as a suntrap for outdoor meals, with seating and a barbecue provided. There is parking for one car immediately outside. One well-behaved pet stays free. The village location offers straightforward access to Norwich, Ipswich and Colchester, while the quieter market towns of Long Melford and Lavenham are a short drive away. Note that the cottage has steep stairs.
