Hare Farmstay is a substantial farmhouse on working farmland near Hook, with seven bedrooms and five bathrooms spread across interconnected spaces. The layout gives groups room to spread out—there are multiple living areas so people can gather together or retreat for quieter moments. Bedrooms are distributed throughout, each with its own character. Electricity, bed linen and towels come as standard, and wifi keeps you connected if needed.

The grounds matter as much as the building. An acre of private garden surrounds the property, with lawns and patio areas for outdoor living. A tennis court sits within the grounds, and there's a swimming pool too. The setting is genuinely rural—you're on the owners' farm, with countryside on all sides rather than other houses nearby. This setup suits large gatherings of family or friends who want space to move around, somewhere to play, and a genuine sense of being away. Walks start from your doorstep. No smoking throughout the property. Check-in is after 4pm and checkout before 10am.

Given the misleading response the host has already posted to my sister-in-law’s review, I felt it was important to share a full and accurate account of what actually happened. During our weekend stay, a shotgun and live ammunition were discovered unsecured in the cellar, stored loosely in a satchel. The risk this posed cannot be overstated. We documented everything with photographs and video, which have been passed to Hampshire Police and the firearms licensing unit. The cellar also contained a locked gun safe, confirming that firearms are kept on site. The issue is that one shotgun and its ammunition had been left out, accessible to anyone. When this was raised, instead of showing concern, the host accused my sister-in-law of “planting” the gun and has even gone as far as to suggest blackmail. This is a shocking and inappropriate response. As if we arrived at a family rental with four children and two babies carrying a shotgun and live ammunition in our luggage. We are a normal family on holiday? Nobody in our group owns a firearm. The accusation is absurd, insulting and offensive. Adding to the concern, there are photos of the host displayed in the downstairs bathroom showing her shooting with her family. Furthermore, in her very first reply to us, the host confirmed that shotguns are stored at the property in locked cabinets. In a later message, she even admitted she had been away for three months, meaning she was renting the house without knowing its current state or safety. That alone is worrying, but it makes it even harder to reconcile with her later claim that the unsecured gun and ammunition “were not hers.” On top of this extremely serious matter, the property fell far below expectations: * No electricity on arrival * Pool dirty and without a safety cover (undisclosed in advance) * Poorly cleaned (cobwebs, dirty laundry in baskets, used razors/hairbrushes) * Bedrooms cluttered with the owner’s belongings, leaving little guest space * Dog repeatedly entered the house and garden uninvited, frightening children * A signed contract with strict and inconsistent rules, threatening fines of £250+ for breaches (e.g. no shoes upstairs, yet the carpets upstairs were in poor condition) * No welcome touches or sense the property had been prepared for guests This was false advertising and, more seriously, a grave safety and safeguarding failure. I would strongly caution others against booking this property. This review reflects our genuine experience and is supported by evidence we have already provided to the authorities.

Our stay here was shocking and unsafe. A child in our group accessed an unsecured firearm and live ammunition in the property — Hampshire Police are now involved. The pool had no safety cover, was slimy and dirty, and the house itself was not clean (cobwebs, laundry left, worn furniture). Despite being advertised as a premium holiday let, it was in reality a fully lived-in family home with wardrobes full of clothes, medicines in drawers, and personal post lying around. We also had to deal with a dog repeatedly entering the property and fouling the garden, frightening the children. Communication from the host was poor before and during our stay, and afterwards she was extremely dismissive, denied responsibility, and offered no apology for the firearms or the condition of the property. This was false advertising and a serious safety risk. I would strongly caution others against booking.

What an amazing experience at Hates House. Anna very kindly let us stay in her wonderful home for a couple of days after our wedding. Anna was very accommodating and very quickly turned around our booking. If you’re thinking of staying - I’d highly recommend it!

Oh my, what a wonderful house! We had a large gathering for a 50th and Anna went out of her way to accommodate us all and we still felt like we had plenty of space. It’s a children’s paradise, there is so much to do and the tree house is magical inside. The heated gazebo, hot-tub and heated pool were awesome given we were unlucky with the weather it meant we could still entertain outside every day. Nothing negative to say at all and Anna really has been the best host, we even saw the red arrows fly over!
