Owner very unresponsive to issues on the day, ended up having to seek alternative accomodation as was unable to access the room and never got a reply from the owner. Still waiting on a reply several days later!! I would be very wary of returning here.

While the booking sites may promise a lot of things about this place, a quick little research showed that this is a self-serve bed and breakfast... with that in mind, they truly deserve 5 stars. Everything was clean and spotless. There are quite a few options in the self-serve kitchen and it is well stocked with pots, pans, cooking utensils, etc. incase you want to go to the local market and cook your own meals. The hot water is on demand and plenty hot. The owner of the place was kind and helpful as my original hotel canceled on me and I needed a place last minute. I ended up just staying here for my 4 days in Belfast because it was so nice. If you are looking for huge rooms and around the clock service, this isn't for you... but if you are looking for a clean place to lay your head and grab a shower i couldn't recommend anywhere else.

We really enjoyed our stay at The Avenue Belfast! The morning of our arrival we got an email with all the important details including the code for the key safe etc. Our Room and bathroom were both really clean and seemed to be freshly renovated. The common area was cleaned daily and the housekeeper was a real sweetheart! He gave us two umbrellas, because we forgot ours at home and it was pouring outside. Thanks again for that! When coming to visit Belfast again, we'll surely stay at the avenue Belfast!

We arrived and lasted like 20min before cancelling and then leaving. For starters the place is in a fare enough rough area, beside us there was this house with kid playing the flute as loud as he possibly could (Not the b&b fault but still incredibly annoying as is in the middle of a residential area) and our window facing straight. The bedroom was really tiny, the door kept banging it self on the door frame with the wind even when closed. The bathrooms are not onsuite so you are sharing, the showers are fully separated too so not a lot of privacy. Lots of noise coming from everywhere plus is very close to the airport and the planes are constantly passing over. Would not recommend at all!
