Elm Barn View is a single-bedroom cottage where everything you need is already there. Electricity, Wi-Fi, bed linen and towels are all included, along with a welcome pack on arrival. The kitchen is properly equipped for cooking—electric oven, microwave, fridge, freezer and washing machine—and the living space has a smart TV. The bathroom has a bath with shower over and grab rail. Air source central heating keeps it warm in winter, and there's a garden with sitting-out area and furniture for warmer days. Private parking is available for one car, and if you're driving electric, there's an on-site charging point.

The cottage sits in Freethorpe, a village in Broadland where walking and cycling through country lanes are natural pursuits. Reedham, three miles away, has riverside pubs and boat hire on the Broads, along with fishing and birdwatching. Breydon Water is nearby for serious ornithologists. The coast is eight miles off—Winterton has a six-mile beach and seal sightings at Horsey. Norwich cathedral city and its shopping are within reach, and the RSPB reserves dot the region. Local fishing and golf are available. A shop sits 150 yards away; the nearest restaurant is three miles. No smoking in the property.
