The ground floor includes a living room equipped with a 50-inch TV, pool table, air hockey and table football, plus a spacious kitchen and dining room. Upstairs, bedrooms vary from zip-and-link configurations that split into singles to standard doubles and a three-quarter double, with ensuite bathrooms on several rooms.

The house sits within three acres of grounds on a working estate, with a sitting-out area, BBQ and private parking for five cars. You have the whole property to yourselves. A log-burning stove keeps things warm, and the essentials—heating, electricity, bed linen, towels and WiFi—are covered. The estate has slopes, banks and a river running through it, so supervision is needed if children are young. One pet stays free. A pub is within a mile, and Lampeter town centre is nearby.
