The Luxulyan Valley is walking country. Ancient woodland paths, a disused viaduct that once carried china clay and tin, and streams cutting through deep gorges make it one of Cornwall's most distinctive landscapes. The Saints' Way footpath runs nearby—27 miles of historic trail connecting Fowey on the south coast to Padstow in the north. Prideaux Cottage sits on an estate at the valley's head, positioned to reach these walks within minutes on foot.
The cottage itself is a converted barn with space for six. Downstairs holds a living room with a smart TV, a separate dining room, and a kitchen equipped for proper cooking—electric oven and hob, dishwasher, microwave. French doors open from a conservatory into a lawned garden with patio and seating. Upstairs are three bedrooms: two with king beds and one with two single beds. Both bathrooms have baths and showers. Heating, electricity, bed linen, towels and wi-fi are provided. One dog stays free. Parking is available for two cars. The house does not permit smoking.
The valley itself attracts families year-round. Coastal cliffs and Atlantic views are within reach for those wanting to walk higher and wider. This corner of Cornwall holds historic gardens and the Eden Project among its draws, but the immediate appeal is the countryside and the network of paths that branch out from your door.

We have had a brill week. What a beautiful house. In a stunning area,nice and quiet.. Close to beaches,shops,pubs. Had everything we needed.. we will be back ... thankyou for a brilliant week:)

Stayed in the wagon house cottage. Very nicely done. Enough amenities for a weeks holiday. Underfloor heating is luxurious. Location is quiet but close enough to nice places to go and some good meals to be had not too far away. Well priced. Bathroom is nice with a good rainfall shower. Good internet at 40mbps ish. Nice fire to be lit if you want. DVDs are abysmal but if you are booking your holiday cottage based on the dvd selection you are doing it wrong. It could do with some ice cube trays and the bed is hard so take that into consideration but other than that top marks.
