Lower Mill Estate sits within a 450-acre nature reserve near Cirencester, where three rivers wind through woodland and meadows, with lakes and paddocks making up the managed community. The house itself is contemporary, set back from the water with direct river access, a lawned garden with decking, and two balconies overlooking the grounds. Inside, five bedrooms spread across three floors sleep ten: a kingsize on the top floor with its own wet room, four doubles on the first floor (one with an ensuite), and a bunk room, with a further bathroom on that level and a utility room on the ground floor. The open-plan living space downstairs has a woodburner, smart television and soundbar, while the kitchen is fitted for proper cooking—electric oven, gas hob, dishwasher, wine cooler and fridge-freezer all included.
What makes staying here different from a standard holiday let is the estate itself. Guests have free access to a spa with treatment rooms opposite, two heated pools (one 20 metres long), an eco-pool, sauna, steam room, gym, tennis courts and a multi-activity space. Nature trails crisscross the reserve, and bikes can be used on dedicated tracks; the lakes allow paddleboarding and sailing. A pub and restaurant called Ballihoo operates on-site. Just beyond the estate, Cotswolds Water Park opens up further water-based pursuits and birdwatching in one of the country's most important nature reserves. The Cotswolds Manor and other villages lie within driving distance for a morning's exploration. One dog stays free. Smoking is not permitted.

Highly recommend. Stayed at a cottage at Mill Villlage. Fabulous on all counts, second visit for me, both for family holidays. Facilities to suit all ages and abilities. Pools beautifully located for swimming lengths or dips with children. Spa relaxing, staff thoughtful and kind. Ballihoo food amazing, again staff friendly.

We had a family girls weekend here and it was stunning, the weather was perfect which was great for all the activities we did, yoga with Steph was amazing, and we hired the megaSUP which was hilarious - added bonus that none of us fell in! The whole area is clean and so beautiful, the lakes are so pretty with the swans ducks and geese passing by, it’s great for a relaxing weekend but also so many great activity options to ensure your time spent is fun! Also it was the nicest iced vanilla oat latte I’ve ever had!

Holiday lets are clean but tired, need a good lick of paint and refreshing. Outside decking needs good jet wash so not nice to sit out there. Ordering Kayaks is at your own risk, we booked 2 weeks before to be told they had run out and not much they could do, team didn’t seem phased by it, very frustrating. Balihoo is good service but slow, we were first table in at 12 but took 1 hour for food to arrive which was average and overpriced. Friday night the pizza shack had ran out within 1.5 hours. Facilities on site are good, decent range of activities just be mindful of the above.
