Coot Lodge sits within a 450-acre private nature reserve in the Cotswolds, where the grounds hold an outdoor heated swimming pool, a 25-metre indoor pool, an on-site spa with gym and sauna, and a tennis court. The setting includes a fenced lake and a small reeded stream with pond where swans often gather. The barn conversion itself stands on ground floor only, with three bedrooms sleeping up to six guests, and comes with private parking and an enclosed courtyard with terrace and barbecue.

Inside, an open-plan living space runs the length of the property, with patio doors opening to the outside. A log burner, 50-inch television, games room with table football and streaming services, and a kitchen equipped for proper cooking make up the main living areas. The three bedrooms comprise a king bed with ensuite bathroom, a double and two singles, plus a second full bathroom with shower and heated towel rail. Wi-Fi, electricity, bed linen and towels are included; one dog stays free. No smoking is permitted, and the property is for families, couples and holidaymakers only—no hen or stag parties.
