Coniston sits at the heart of the Northern Lakes, within reach of mountain walks, water sports and the Ruskin Museum. Beech Tree is a detached cottage on a quiet residential site with its own parking and a private hot tub on the decking—the kind of thing that makes a rainy evening feel like a treat. The whole place is yours alone, with space for one pet.
Ground-floor living means the open-plan room does double duty as kitchen and sitting area, with a Smart TV and enough equipment to cook proper meals. One bedroom has a double bed and an ensuite toilet; the second has twin beds. The shower room serves both. Outside, the decking and garden furniture invite you to linger, and there's a bike store if you want to explore the valley. Essentials like heating, electricity, linen and Wi-Fi are provided, along with parking for two cars and an EV charging point. The site has 23 acres of shared grounds (there are four steps down to the garden and an unfenced stream running through, so worth knowing if you're traveling with young children). No smoking inside.

I go with a group of hikers (9 of us, an annual dad's trip) every year to the Lakes and we have been doing this for 19 years. We have tried out most of the large houses with more than 8 bedrooms as we prefer to have our own rooms. This is our favourite house and have stayed here twice before and have booked our 3rd stay for Autumn 2026. The location is extremely good, for immediate walking up the fells from the house and also because you can walk in to Coniston which has great facilities and pubs. The house itself is fantastic, clean and spotless, the living rooms x2 are excellent. There is a very large dining room where you can probably seat 24 people if required. The kitchen is modern, a good size with lots of equipment. The bedrooms are all decent size with quality furnishings and the bathrooms and en-suit bathrooms are clean and functional. Highly recommended from somebody who has stayed in multiple large houses in the lakes. Communication from the owner has always been good never an issue.

We stayed here last year and loved it so much that we’ve already booked again for next year. The accommodation, service, location and views are all outstanding, and we genuinely can’t wait to return. It’s the perfect place to explore The Lakes by day and unwind completely in the evening. It's also perfectly located to walk into Coniston (5 minutes) to explore the pubs and restaurants. Highly recommended.

Another fantastic stay at Beech Tree House, as a large group of friends on a walking trip the house was the perfect base and size! Coniston has everything you need within a very short walk, plus there are some fantastic walks from the door. We hope to be back again!

We're a group of 10+ and have returned to Beech Tree House about 5 times now, and enjoyed it every time. Perfect for big groups, plenty of space/beds, lovely building and close to all the shops and pubs in Coniston. We'll be going again!
