Second year visited now. The house is brilliant, bit dated with the decor but it works. 5 rooms caters for our party of 8 really well. Plenty of space in the house. Ample parking. Kitchen well equipped. Hot tub for the second year running doesn't work. Half the party did NOT go in which is th main reason we book this house. We reported it on Friday when we arrived. Told someone would come look at it on Saturday but no-one did. Looking back on reviews it seems it hasn't worked for a number of years. Very disappointing. We haven't booked again and want a working hot tub. So if your not bothered about it, it's a great place to stay. Good location too! It right next to an working farm so can be smelly at times but not all the time and this does increase the number of flies around. A fly light is available to turn on in the kitchen but be warned it pops quite loud when a fly gets hit!

We had a really lovely stay at Crosslands B&B. Anne and David were warm and welcoming. The breakfast was really tasty and had a great gluten free option. The farm is situated in georgeous surroundings and is so quiet and peaceful. We will definately be back for another visit.

If you want real peace and tranquility but still within easy reach of all the Lake District attractions then this is the place for you. We arrived here three days ago and only intended a two night stop but we are going to stay a few days longer as its lovely. It is extremely quiet, you could hear a pin drop here in the dead of night if there is no wind. Lovely views and walks from the site. Michelle my Wife, did High Dam the other day which you can do directly form the CL (Small tarn / lake and summer swimming spot up in the hills). We are in a 7m motorhome but we carry a scooter on the back so its ideal for us to travel around some of the most stunning areas in the Lakes. Just a 15 min ride to the ferry across Windermere, Hawkshead, Amblside, Consiton etc all in easy reach as are to the south Cartmel and Grange over Sands. The roads here though between Coniston and Windermere are narrow and take a bit of getting used to but we are finding our way now. Please please please though take notice of the carefully provided instructions from Anne and David and follow them to the letter (very easy really) as to how to get here and do not rely on the sat nav. The road from the south up to the CL is totally fine though as long as you stick to it. Its a very quiet road and in the four miles or whatever it is from the main road we never met a single car but it wouldnt have been a big issue if we had. Spot on! We will return for sure.

What can I say! Superb location, lovely owners but do follow the direction given by the owners and don’t follow your sat nav. This is the perfect place to get away from it all, lovely views, nice and quiet, no phone signal, limited tv signal, hard standing for about 5 or 6 pitches and grass for a few more. If you looking for somewhere to get away from it all then you won’t beat this superb location and the owners truly are lovely. Highly recommend and we will be back!!(Motorhome stay)
