A converted coach house on Derby Road offering just six rooms, spa, pool and gym minutes from Derby city centre.
About The Coach House
The Coach House takes its name and character from its original use, now converted into a small guest property with just six rooms on Derby Road. That modest scale gives it the feel of a proper bed and breakfast rather than a chain hotel, with a peaceful, welcoming atmosphere and staff who know their guests.
Rooms are kept spotlessly clean and come with in-room refreshments and good quality towels, small touches that make a real difference. Breakfast is served each morning and is a highlight, with food described as high quality throughout. Beyond the rooms, the building holds a restaurant and bar, an indoor swimming pool, gym, and spa or sauna, along with meeting rooms and a garden, plus concierge, porter and luggage storage services for anyone travelling for work or pleasure.
Free on-site parking is available, and the property is placed near Derby city centre and its attractions, making it a straightforward base for exploring the city. Airport parking or transfer arrangements can also be organised.

What guests say
Stayed overnight, as we have family in Melbourne. Excellent and well established B&B, now under relatively new ownership but are working hard to make it a place where you would want to stay again. Easy parking on site or outside property. Room was great, very high standard of cleanliness, and comfortable bed. Lovely refreshment tray in the room with an above average and good selection of coffees, teas, biscuits etc. Continental breakfast was very good with lots to choose from, and the owner Chin, was very welcoming and a great host with a determination to make guests feel very much at home and well cared for! We will definitely return.

My family and I recently stayed at The Coach House Bed and Breakfast in Melbourne, Derby, and it was an absolutely fantastic experience from start to finish. The building itself is beautiful and full of character, set in lovely surroundings that make the whole stay feel peaceful and special. From the moment we arrived, we were struck by how charming and welcoming the place is. Our room was extremely comfortable, beautifully presented, and spotlessly clean. The level of cleanliness was truly impeccable, and you could tell that every detail had been thoughtfully taken care of. It immediately felt relaxing and homely. The hosts were perfect – warm, welcoming, and incredibly attentive without ever being intrusive. They clearly take great pride in what they do, and it really shows in every part of the experience. And then there’s the breakfast — a masterpiece. Absolutely delicious, beautifully prepared, and clearly made with high-quality ingredients. It was the perfect start to the day and easily one of the highlights of our stay. The Coach House is a truly special place and we would highly recommend it to anyone visiting Melbourne or the Derby area. We’ll definitely be returning. Thank you for such a wonderful stay!

Had a very enjoyable stay. Room, service and breakfast was excellent. Tea tray in the room was generously stocked with varying coffees, plenty of milk so you can enjoy more than one cup! Towels of excellent quality, better than any hotel we have stayed in! Nothing was too much trouble for Beverley. Would highly recommend!
