About Zeacombe House Caravan Park

Tucked into 11 acres of Devon countryside near Tiverton, Zeacombe House is a family-run site that strikes a fine balance between rural seclusion and modern comforts. Pitches range from spacious grass plots with electric hook-up to enclosed options ideal for letting dogs roam safely, plus hardstanding and even a furnished bell tent for those travelling lighter. The facilities are well-kept—hot showers, drinking water, waste disposal—and campfires are actively encouraged, which sets a properly outdoorsy tone after dark.

What lifts Zeacombe above the ordinary is the genuine warmth of the welcome and the flexibility: open year-round, genuinely dog-friendly, and with WiFi for those who need to stay connected. A handful of reviewers note that some corners of the site can feel a little worn, but the trade-off is a relaxed, unpretentious atmosphere where families and four-legged friends genuinely feel at home.

Stayed at this site early march. It was a return stay as I was impressed first time round. Being the only brave camper onsite, I had complete choice of pitch. Plenty of hook ups all round. Toilets and showers are great…. Lovely hot water and very clean amenities. Not a lot around the site but I went there for peace and quiet. Wash up room has a washer and dryer. The sinks don’t have plugs but I always come with my collapsing washing bowl…..also handy to carry stuff back to your pitch. Love this site and will be back later in the season. There is a road running alongside the site but not loads of traffic and wasn’t a bother for me

Have just returned from a lovely week at Zeacombe house caravan park. (July 2026). Beautiful park set in tranquil surroundings, close to the beautiful town of Dulverton. Facilities are kept very clean as well as the grounds kept tidy. For those of you that prefer enclosed private pitches they have 5 at present. The wardens Lorna and Dan are very accommodating and friendly and will assist with any issues you have or any advice you may need about the area. There is a small enclosed area for your four legged friend. I would say you require a car or bike as roads not suitable to walk on especially with dogs and children. There is a play area for small children. There is a bell tent onsite if you have friends that would like to join you who do not have a tent or caravan/motorhome. Tiverton is a 20 minute drive from park.

We recently stayed at Zeacombe Caravan Park as a family and found several positive aspects to our visit. Before arriving, we were genuinely excited to stay here given the many positive reviews we had read. The site was very clean, spacious, and in a great location. Check-in was quick and straightforward, and the Wi-Fi was more than adequate for our needs. However, one aspect that detracted from our overall experience was our interactions with staff. We had specifically requested a gravel pitch, which was provided, and we appreciated that our request had been accommodated. During the afternoon, we placed some picnic chairs and a table on a nearby grass pitch so we could enjoy the good weather. We were advised that we could not use the area as it was an allocated pitch, which was understandable at the time as we assumed it may be needed for arriving guests. However, as the evening progressed and the site remained very quiet, it seemed a little disappointing that some flexibility could not have been shown. The issue was less about the decision itself and more about the overall approach. Across several interactions during our stay, multiple members of our family felt that the communication lacked the warmth and friendliness that can make guests feel especially welcome. Having stayed at a number of campsites and caravan parks over the years, we felt there was a noticeable difference in the level of customer-focused hospitality compared with many other sites we have visited. In our experience, the best sites combine clear rules with a friendly and accommodating approach, helping guests feel both respected and valued. That said, we fully appreciate that everyone can have an off day and that our experience may not be representative of every guest's stay. We are simply sharing our honest experience and the impression it left on our family. Overall, Zeacombe Caravan Park has many strengths, particularly its cleanliness, space, and location. We hope that a greater emphasis on guest experience and customer service might further enhance what is already a well-maintained site. While there were certainly positives to our stay, the customer service aspect means we would be hesitant to recommend the site to friends and colleagues at this time. We nevertheless wish Zeacombe Caravan Park every success in the future.
