The Sand House

Walk into The Sand House and you're greeted by an open-plan ground floor where the kitchen, dining and living spaces flow together—ideal for groups who want to cook and socialise as one. A 50-inch smart TV anchors the lounge; the kitchen comes equipped with two electric ovens, a gas hob, air fryer, dishwasher and wine cooler, so you can manage proper meals without fuss. French doors lead from here to a sun room and then out to an enclosed garden with seating, a barbecue and a private gym available for an extra charge.

Bedrooms are split across two floors. Downstairs, one room has zip-and-link twin beds that convert to a king, plus a pull-out single; the other offers a double. Upstairs, a kingsize bedroom and a second living area with a sofa bed give flexibility for groups of eight. Two bathrooms and a separate toilet mean no queuing. Wi-Fi, heating, electricity, bed linen and towels are included; private parking fits three cars. Exmouth town centre and restaurants are within walking distance or a short drive, and the beach itself is just three minutes away. No smoking throughout.
