Benniworth is a quiet village in the Lincolnshire Wolds, positioned between the agricultural heartland inland and the Norfolk coast to the east. Homestead Cottage is a converted barn on its own grounds here, a single-storey property with its own parking and garden. The Wolds themselves are known for walking and cycling routes that start practically from the door, while the Georgian market towns of Louth and Horncastle lie within reasonable reach, and the seaside at Skegness and Mablethorpe is a 25-mile drive.

Inside, everything happens on one floor. The open-plan living space combines a sitting area with a dining section and kitchen, where you can prepare meals using an electric oven, hob, dishwasher and all the usual equipment. The bedroom contains a kingsize bed. There is one shower room. Heating comes from a biomass underfloor system; electricity, Wi-Fi, bed linen and towels are all included. The garden is enclosed, with a patio, furniture and a barbecue for outdoor meals. Parking on site accommodates two cars, and a bike store is available. One pet is welcome. The property is non-smoking.

Lincoln's cathedral, castle and museums sit 30 miles away, making a day trip feasible. Closer at hand, Horncastle is famous for antiques dealing, and Louth offers independent shops and cafés. The nearest shop, pub and restaurant are two miles from the cottage.
