Downstairs holds a living and dining space with woodburner, Smart TV and board games, alongside a kitchen equipped for proper cooking with electric oven, hob, dishwasher and washing machine. Bed linen, towels, Wi-Fi and the initial logs for the wood burner are all included. The enclosed lawned garden has seating and a barbecue, with countryside views toward the River Deben, and there is parking for two cars on site plus an electric charging point.

The area suits families—a play barn and cafe sit nearby, the village hall has a play area with skate park, and horse riding is a short drive away. Pets stay free, and the property has a bike store for exploring further afield. No smoking throughout.
