About Debden House Camp Site
Debden House sits on the edge of Epping Forest, where open grassland meets ancient woodland. The site has separate fields for tents, caravans and motorhomes, all with electric hook-ups available. Pitches are straightforward and functional rather than scenic, arranged to suit rallies as well as individual campers.
The facilities are comprehensive: hot showers, laundry and washing-up areas, a sanitary block, and a chemical disposal point for motorhomes. There is a café on site and a small shop. Children have two play areas to use, and campfires are allowed. Dogs are welcome.
The location means you are on the edge of one of England's largest ancient forests, with walking and cycling routes starting nearby. The site itself is better suited to those who want a proper campground base for exploring the forest than to those seeking a quiet woodland retreat.

I enquired today about camping here, since the website contains no information at all about 2026 opening. I was told "Debden House is currently going through the process of being sold. We have been advised to not take any bookings". So while it sounds like a great campsite (I've never been), it's not currently possible to stay there. It would be helpful if the website were updated accordingly.

Lovely green location to camp. The trails could definitely do with some signs, and the showers could be more frequently cleaned. Overall nice staff and the area is routinely secured and guarded. Good camp.

This was the second year we have stayed at this campsite, last year was a significantly better experience unfortunately, hence our return. Pros Staff were nice Easy check in Cons We were booked on field 6, advertised as adults only. It was half booked with groups who had children, Friday night was chaotic with many children running about and screaming. The central toilets were always dirty and half the time couldn't access the toilet roll from the holder. Also, all 3 single cubicles were blocked and closed by mid afternoon Saturday. Following from the above point of the 3 single cubicles being blocked and closed, the female toilets were closed at approximately 8pm which meant the only option was to continue walking to the entrance of the site. We went back and drove to the front, it is a fair walk. The toilet sanitary bins were full. The showers were very dirty and closed at times that didn't suit and the water pressure was terrible at all times, we had a late dinner on Friday due to half our group arriving after work and we wanted a shower at 10pm. One group member went for a run and shower at 8am, there was no water pressure. We then went for a shower at 5pm Saturday, there was a sign to say only 2 showers at a time. We occupied 2 stalls, one got water pressure, I got a dribble of water.

I want to start by saying, we have camped at Debden house for years. I keep returning because I love it, the service, the atmosphere, the nature! Just wonderful. Unfortunately based on our experience this year, we won’t be back. This year, was a major let down for so many reasons. The first being, we booked a row of pitches as there was a big group of us and we didn’t want to disturb anyone, on arrival we noticed the the pitches were numbered completely different to the ones we booked online. I went to reception to highlight this and was met with the rudest, most uncompromising and incompassionate lady. She rudely explained there was a glitch in the system and we would have to be moved as another family was booked on our pitch, a pitch that we chose and paid for months in advance. She blamed us for booking so far in advance (which makes absolutely no sense). She said there was nothing she could do and she would not be moving the other family for us. It seemed racially charged and she snickered at us several times, telling us we had to move. We had already pitched our tents and had several children who were tired from the journey. She said we could move our pitches, leave or talk to the manger on Monday, we had checked in on a Friday. I returned to my tent, deflated, anxious and stressed, it really set the tone for the whole weekend, the trip was ruined for us and she found the whole thing hilarious. She flat out refused to help, it was completely fine to inconvenience ‘us’ but not others. There was another gentleman on site, I think his name was Bruce, he offered to move us to a private pitch, he said he would do what he could, as he wanted to make sure we had a good time. He was so kind and caring, if it wasn’t for him we would’ve left. The pitch was lovely but there were swarms of bees and it was mating season for the ants, some of which had incredibly painful bites. Our original pitches that we paid for, were at the top of a hill, I doubt we would’ve had these problems. The toilets and showers were absolutely filthy. The showers opened at 7am, I was there bright and early, first one in and the floors were muddy, I spoke to front desk and was told the cleaner was running behind, she had cleaned the first block but not the showers, it took her half hour to come and clean the showers and she used the same mop and cloths she had been using in the toilets, the mop itself was filthy and the water pressure in the shower was nonexistent. For the most part, the rest of the staff were really pleasant and tried their best to make our stay comfortable but the initial interaction ruined it for us. We won’t be back.
