Misleading Listing, Double-Booking, and Refusal to Honour the Reservation – A Cautionary Tale We booked what we understood to be a four-bedroom flat for four people, expecting sole use of the entire property as described. In reality, we had been allocated flat 15 — a two-double-bedroom arrangement — and the host (who also owns the Orchard Hotel) had already let one of those rooms to another guest. Upon realising the mismatch, the host offered an alternative flat that was similarly limited to two double bedrooms. This was not the accommodation we had reserved. Under UK consumer law, guests are entitled to reject a substitute that does not match the original booking. The host, however, insisted we could not cancel and would receive no refund. Only after we escalated the matter to Airbnb — who correctly determined that we had not received the accommodation as booked — was a full refund issued. The resolution came from the platform’s protection policies, not from any goodwill or professionalism on the host’s part. This was not a minor administrative hiccup. The listing was misleading about the nature and exclusivity of the property, the host had double-booked the space, and when confronted with the error, the response was to pressure guests into accepting something different while refusing to cancel. The entire episode caused unnecessary stress and wasted time at the start of what should have been a straightforward trip. Regrettably, this experience appears consistent with other reviews for the same listing, which describe similar issues with overbooking, inaccurate descriptions, and resistance to legitimate cancellations. If you value clear communication, accurate listings, and basic respect for the booking you actually made, I would strongly advise looking elsewhere.

Another lovely meal, amazing attentive staff as always. A really lovely evening and we can't wait to come back. Strongly recommend this restaurant for great food, great service and a really friendly atmosphere.

Not sure where to start here but we had booked a room for three people and space to put bikes as we planned to cycle to the orchard hotel, when we arrived we were surprised to see a very noisy pub atmosphere under the main hotel, we got up to the room which was directly up above the bar and could hear people and music very loudly throught the walls. We asked to switch and the staff told us to wait half an hour which clearly meant it wasn't possible and it would have been better if they were direct. We ended up cycling 40 km back home again and cutting out trip short as we couldn't find accommodation for the night. To ad to that the rooms are definitely not what is shown online, there was mold in the bathroom next to the shower and the room it's self was very grim and old so I would definitely not recommend staying here especially if you want somewhere quiet to rest you head.
