The Outside Room

The Outside Room is a single-storey cottage converted from a 1750s farm building, now standing alone in open countryside with woodland on three sides. Ground floor throughout, it has a kingsize bedroom, shower room, and a combined living and dining space with a woodburner, sofa bed, and kitchen equipped for self-catering. Essentials like electricity, heating, wi-fi, bed linen and towels are included; logs for the burner cost £10 per basket after the initial supply.

The private garden has seating for outside use, and parking for two cars is on site. Miles of woodland walks start from your doorstep. Ladybank, a five-minute drive or twenty-minute woodland walk away, has a shop, pub, restaurant and railway links to Edinburgh, Perth and Dundee. Ladybank Golf Course is within walking distance, and other courses dot the region. Edinburgh city centre is under an hour's drive. No smoking indoors.
