Moel Famau and Offa's Dyke path are close enough to reach on foot from Matty's Place, making this a natural base for walkers exploring the Clwydian range. The cottage sits in Lixwm, near Holywell, with a pub within a mile and the North Wales coast—Prestatyn, Rhyl and Talacre—all drivable within the half-hour. Snowdonia National Park and Llandudno are further options for day trips.

The property is a two-bedroom, ground-floor cottage that sleeps four. The open-plan living space combines lounge, dining area and kitchen, where an electric oven and hob let you cook properly. Bedroom one has a king bed; bedroom two has two singles and opens onto a decked garden area. The bathroom includes a bath with shower attachment. Smart TVs are in both bedrooms and the lounge, and Wi-Fi, heating, electricity, bed linen and towels are all provided. One well-behaved pet stays free. There is private parking for three cars and a bike store. No smoking inside.
