Steyning is a working market town with independent shops, pubs and restaurants along its High Street, yet the South Downs rise immediately behind it. Shepherds Cottage sits in this unusual position—front door opening onto the town, back garden looking out to downland. Built in 1851 to house estate workers, the cottage retains original character alongside modern comfort: a small, steep staircase and period details remain, though the fireplace in the sitting room is decorative only.

The ground floor holds a living room with smart TV, a dining area in the conservatory, and a kitchen equipped for proper cooking—oven, hob, dishwasher, washing machine and microwave. Upstairs, one double bedroom and a bathroom with a roll-top bath. The enclosed garden has its own access to the playing fields beyond, leading straight towards the Downs.
