The Barn at Banks Cottage opens directly into a single ground-floor space: living area with woodburner and television, dining zone, and kitchen with electric cooking, dishwasher and fridge-freezer all in one flowing room. Two bedrooms—one with a double bed, one with two singles—and a bathroom with bath and shower sit off this main space. The layout means everything is on one level, with parking for two cars outside.
The property sits at the edge of Pulborough Brooks nature reserve, managed by the RSPB. From the patio garden you can watch for birds across the water meadows, or walk the reserve's paths to spot wildlife. The local pub is a twenty-minute walk away. Parham Estate and Gardens, an Elizabethan house with grounds and seasonal events, lies nearby. Essentials including electricity, heating, bed linen, towels and wifi are covered. The accommodation is non-smoking.

A fantastic cottage in a beautiful location. Ideally situated for a peaceful getaway with stunning views. Our host was very friendly and genuinely happy to help with anything we needed. Over our stay, we enjoyed the lovely food and drink supplied in the welcome pack which was thoughtfully put together. I would highly recommend this as a great place to get away from it all.

We had a wonderful stay at The Barn in early December 2020. Such a good find, on the edge of Pulborough Brooks RSPB reserve, the views are stunning. The Barn itself is lovely, cosy and well furnished with lots of gorgeous little touches (the owner put Christmas decorations up for us) and there was a pretty much fully stocked store cupboard so you don't need to worry about taking condiments, as well as a lovely welcome pack of local produce including bread, bacon and eggs. The owner was on hand to answer any questions we had and was lovely and friendly while still leaving us to our own devices! We couldn't recommend The Barn highly enough and will definitely return.

Amazing accommodation with fabulous views. It is such a relaxing and peaceful place to stay with added bonus of Neal’s Yard Toiletries provided. We loved watching the birds come and go throughout the day. Paul & Deirdre are extremely friendly, will definitely be going back.

I took my parents for a weekend break for my Dad’s birthday. I wish there were more stars to give, as Paul and his lovely wife Deirdre are so accommodating and such great fun! The scenery is simply beautiful and wonderful walks are just at the back door to fill your lungs with fresh air! The beds are so comfy and the cottage itself is fully equipped with everything you need. (I love the fireplace!) The cleanliness is beyond great! Thank you so much guys! We cannot wait to come back and visit! The Lee’s and the Aussie! X
