Ardconnel House sits on Old Edinburgh Road, close to Ness Bank and a short walk from the centre of Inverness, in a stone townhouse run as a small guest house with a handful of ensuite rooms. Rooms are simply but comfortably furnished, and breakfast is a highlight, with a full Scottish spread alongside lighter options, served in a small dining room at the front of the house. Its position gives easy walking access to the river, the castle and the shops of the city centre, while remaining on a quiet residential street away from traffic noise, making it a reliable, good-value base for a Highland stay without a car being essential.

Lovely building on a beautiful street that's in a great central location just up from the high street. Clear communication in advance and during friendly and accommodating welcome from my host. I was on first floor with nice room to the front, and a very nice private bathroom for my use. Facilities were great, location was great, I chose breakfast out but only because it was convenient and fun to explore. It's a great building, wonderfully set out, and a well-organised operation. Recommended.

My stay at Ardconnel House was absolutely wonderful, and I cannot recommend it highly enough. From the moment I arrived, Ms. Elaine’s exceptional service and genuine care made me feel completely welcome and at home. Her attention to detail and willingness to go above and beyond truly set this bed and breakfast apart. The house itself is impeccably neat and tidy, creating a warm and inviting atmosphere throughout. My room was spotless, well-organized, and very comfortable. The bed was especially cozy—one of the most comfortable I’ve slept in—which made for restful nights after long days of exploring Inverness. Thoughtful touches made a big difference, including complimentary toiletries such as shampoo, conditioner, body wash, and lotion, as well as a hair dryer. There was even an extra blanket provided, which was perfect for the cooler Scottish nights. Breakfast each morning was delightful, offering a generous assortment of breads, ham, cheese, yogurt, cereal, fresh fruit, juices, milk, coffee, and porridge. For those wanting a more traditional experience, Ms. Elaine also offers a delicious Full Scottish Breakfast with advance notice for a very small additional cost. Overall, this was a fantastic stay, thanks to the comfort, cleanliness, and especially the outstanding hospitality. I would absolutely stay here again without hesitation.

Bicycle friendly! We were allowed to keep our clean bicycles in the foyer. (This is appropriate for 2 push bikes.) our room (#3) was clean, very comfortable and quiet. Elaine is funny, kind, gracious and easy going. Upon arrival, she informed us that previous guests in the room had broken the shower door and advised us how to use it. She makes a good continental breakfast with fresh fruit, a huge vat of porridge, yogurts, cereals, bread, ham, cheese and croissant. Bonus, a large pot of drip coffee! The location is an easy walk to most sites, yet above the main fray for a restful night. We would gladly stay again.( Note to guests, credit cards are accepted; if you pay in cash, you avoid the 3% card fee. )

Thr room and bathroom is extremely clean, and cozy! The rest of the house is also very clean too. The dining room is super well organized and the plating is lovely. The room and toilet is very nice and comfortable. We had the 4th floor room with a view of the street and the hills. Very beautiful overall and great pricing! I only found one outlet that was away from the bed, so would be useful to have an extension. Also would have been nice to have instructions for the hot water controls for the shower, but wasn't difficult to figure out. Just make sure to turn on the switch outside the bathroom! Good free breakfast that's included, with customizable pre-ordered items available for an additional charge
