About The Kemps Guest House

Inverness is easy to explore on foot once you're based near the river, and The Kemps Guest House puts guests within reach of the Castle and the River Ness without the cost of a city-centre hotel. It's a modest, family-run style B&B on Telford Street, the kind of place that favours comfort and friendliness over polish.

Rooms are simple and en suite, with a homely feel rather than a designer one, and each morning starts with a cooked breakfast. There's free Wi-Fi throughout, a garden with outdoor seating for warmer days, and free on-site parking, which is a genuine help given the property sits a short walk from the centre. Reception is staffed around the clock, so late arrivals aren't a problem.

Beyond the front door, guests can find pubs, restaurants and entertainment nearby, along with golf and fishing for those wanting to get out into the wider Highlands. It's a straightforward, well-located base for a few days in Inverness rather than a destination in itself.

Amazing from start to finish. Danny was really accommodating, in person and by the thoughtful touches made in the room. The guesthouse is in a perfect location and a short walk to the city centre and amenities. The rooms was spotless and had everything you need from ear plugs to a hair dryer. My partner made a particular comment on how nice the bathroom smelt! Danny is the best person to speak to if you want some extra advice on what to visit which could are off the normal tourist routes. Definitely recommend and book direct!

What a great place to stay in Inverness - cozy and comfortable rooms at a convenient location. Easy to reach by car + free parking. The guest house is just opposite a supermarket and at a walkable distance both to the city center and the sea (15-20 min. walk in each direction). We were provided with valuable information about the area and great suggestions on where to go and what to do. There was hot chocolate, coffee, and tea in the room. We ordered breakfast on site - it was fantastic. The hosts were super kind and made us feel at home. All in all, do not hesitate to book this place.

Danny and Laura go the extra mile to make sure you have a wonderful stay. The rooms are clean, well appointed and very comfortable. There are plenty of resources for you if you need help with planning something to do, as well. Danny was wonderfully communicative - sending all the information you would need before your arrival. I felt quite at home there, and will definitely stay with them again.

We stayed two nights at the Kemps Guest House. The hosts were super lovely and approachable at all times. They have provided precious recommendations before and during our trip. For breakfast you could choose between a classic Scottish breakfast or a sweet version with porridge and pastries or even both :) That is definitely a recommendation for everyone who wants to stay in Inverness and explore that area.
