Box Tree Farmhouse is a four-bedroom property on the outskirts of Lancaster, set up properly for a group or family needing real space. Ten people fit comfortably here. The ground floor centres on a living room with a woodburner and smart TV, opening onto a patio, with a kitchen-diner that has a range cooker, American fridge-freezer and dishwasher alongside a dining table. Upstairs, the bedrooms vary: one has a kingsize and two singles, two others have kingsizes of their own, and the fourth holds two singles. Three bathrooms serve the house—two en-suites with showers and a main bathroom with both a roll-top bath and a separate cubicle shower.
What actually comes with it matters: wifi, heating, bed linen, towels and logs for the fire are all provided. Outside, a private hot tub fits eight people, the garden has a fire pit and seating, and there's parking for eight cars on site. A children's play area is on the property. Just Play Padel is nearby, and the owner can arrange access to padel courts. The house does not permit smoking. A step leads into the garden.

A disappointing stay. Heating is still a problem, we have intermittent heating from 16oc to 25oc. (based on a review from 2 years ago). We have no hot water to be able to shower. The property is beginning to look rundown. Doorframes screwed back on, plaster board fixings in view. Ian (manager) calling in a hour, still not here after an hour and 30. Fittings on the hot tub broken. Temp varies between 37oC and 40 oC. Window frame not fixed into the wall. Fingers able to go behind plug sockets. Location on a field with a total of 4 lodges and a small park. Nothing else, views limited.

Stayed here at the end of July for 10 nights. Great lodge with a lovely hot tub and attached play area. The lodge itself is spacious and well equipped with bbq and fire pit and large screen tv. Ian is also very helpful if you need anything and it is well positioned for exploring the lake district, Yorkshire dales and Lancaster.

Perfect getaway for 5 days in beautiful surroundings!! Thank you for a wonderful stay, your lodges are like home away from home, wonderfully decorated and loved the little touches; the hot tubs were amazing too!! It felt like a private retreat ♥️ Highly recommend a stay here especially if you have children too; the site has a coded gate from the main road, lovely little park infront of the lodges and lodging neighbours were very friendly !!

Just returned from a weeks holiday at Box Tree. We had 2 lodges and couldn’t speak more highly of them. Kids loved the hot tubs, park and morning feeding of the horses. All in all it was a fantastic break and Ian couldn’t have been more helpful. The location is pretty rural, but great pub within a 15 minute walk and the nearest town (2.5 miles) had everything you could want.
