About Park House B&B

Travellers after a simple, affordable base rather than a polished hotel experience will find Park House B&B does the basics well. This is a straightforward bed-and-breakfast on Dewsbury Road in Leeds, with rooms that are plain but functional and each comes with its own en suite bathroom, making it a sensible choice for those who just need a comfortable place to sleep without extra frills.

Rooms include family options, drinks available in room, and free WiFi throughout, while a 24 hour reception means arrivals and departures don't have to fit around fixed hours. Free on-site parking is a genuine plus for anyone driving into Leeds, saving the hassle and expense of city centre parking.

The location puts guests within reach of the Royal Armouries Museum, along with nearby pubs, bars, restaurants and other eateries for evening options, and a golf course and entertainment venues close by for those wanting to fill their days. It suits visitors who want an unfussy, well-placed stopover rather than a destination in itself.

Horrible place. Was eventually greeted at the door to check in by a man in a hoodie (with hood up) and slippers. We had to write our contact details on paper that already contained someone else's details above. Our room had no heating or hot water and stunk. We couldn't wait to get out of there.

This is a very basic bed , NO breakfast, hotel. However my room was clean enough, the bedding especially so. The bed itself was very comfortable and I slept well. Plenty of tea and coffee provided. Plenty of hot water for shower and sink , so long as you let it run for a few minutes first. I wouldn’t take my wife there, it’s a working mans hotel. I would use it again.

Very dark and steep stairs, not suitable for anyone who has mobility issues. No breakfast even though the sign outside still advertises it as a B&B. Apparently, they stopped providing breakfast 2 years ago - surely enough time to get the website and sign updated!! When I booked the stay, I asked about parking and was told the car park held 5 cars on a ‘first come, first served’ basis. When we arrived we were told the car park was full with 4 cars so ended up having to leave the car on the road overnight. On the plus side, the person who booked us in was very friendly and the B&B was just down the road from the John Charles Centre.

Couldn't stay there because it was unsafe. Steep steps, lack of handrails and poor lighting. Difficult if not impossible for a disabled person. Sadly didn't even get to the room. To call themselves a bed and breakfast. They don't even do breakfast. Would rather go camping.
