DO NOT STAY HERE — Lied about amenities, rude staff! Exhibition Court Hotel 4, 25 Collingham Place, SW5 0QF, London. On June 26, 2026, I booked a room with air conditioning. When I arrived during the UK heatwave, they had given my room to someone else and put me in a basement room with no air conditioning and no fan whatsoever. In a heatwave. They admitted what they had done but showed zero remorse. While I was there, a walk-in guest arrived asking about air conditioning. I simply told them the truth — that there was no AC in the rooms. The guest immediately walked away without booking. The hotel staff then became aggressive and shouted at me for this. When I asked for a refund for a room that did not match my booking, they explicitly refused — and stated the reason was because I had told the walk-in guest there was no air conditioning. In other words, they withheld my refund as punishment for telling the truth. This is deeply unethical. I had no choice but to leave and spend additional money on Uber to find alternative accommodation, out of pocket for both. This hotel does not honour its bookings, retaliates against guests for speaking honestly, and does not treat people with dignity. Avoid at all costs.

I think I understand why the reviews for this hotel are so mixed after staying there for 4 nights. I believe the quality of your experience really depends on the room you end up getting. The staff was genuinely kind, attentive and helpful during our stay, but it quickly became obvious to me that not all rooms are equal here. When we arrived, we were actually shown two available rooms and allowed to choose between them. One was larger, but had a very strong and unpleasant sewage/drain smell. The other one was much smaller, but recently renovated and overall much more bearable. Needless to say, the choice was easy. I’d say the hotel did exactly what we expected it to do. The location is honestly excellent for visiting London : Earl’s Court station is only a short walk away, buses stop almost right outside the hotel. There’s also a large Sainsbury’s, pubs, restaurants and fast food places nearby. Considering the area, the price is extremely competitive. The mattress was comfortable enough for us to rest after long days outside. The reception is open 24/7, and late check-in until midnight is possible, which is very convenient. That being said, there are definitely some real downsides. Cleanliness was inconsistent : there was dust and dampness in the room, which bothered me a bit because of my allergies, but opening the window helped. We also noticed suspicious stains on the bedsheets when we arrived. To the staff’s credit, they noticed the stains themselves while bringing us an extra towel we had requested : they changed the bedsheets without us even having to ask. The hot water was also unreliable during showers. On the morning of our departure, it completely stopped working because of an issue with the water heater. We were told it was being repaired. The room itself was very small for two people and moving around was sometimes difficult, although still manageable overall. The Wi-Fi worked fine for basic Google searches and messaging, but definitely struggled with things like YouTube videos or streaming, so I ended up relying on my mobile data most of the time. There is also a free coffee machine and a few snacks available downstairs that technically serve as breakfast, but the service remains very basic overall, so we personally preferred eating outside. In the end, this is a very utilitarian hotel. You’re mainly paying for the location. I think people booking here need to understand that compromises are inevitable at this price point in central London. If your room has an issue, my biggest advice would be to communicate directly with the staff instead of staying silent and getting angry afterward. In our experience, they were reactive, accommodating and genuinely attentive whenever something needed to be fixed. There was always someone available at reception or via WhatsApp, and they clearly tried their best to help whenever problems came up. So yes, the hotel is far from perfect and there are obvious areas that need improvement. But at the end of the day, it still did the job for us: we were able to rest properly, enjoy our activities without any major inconvenience, and make the most of our stay. If you want better hotels in London, you usually have to either pay much more, stay farther away from the city center, or give up some privacy and sleep in shared dorms.

I booked for double room and stayed for more than 1 night. I would suggest, Its better to spend little more and look for alternative. I really question the authenticity of peple who gave 5 start reviews. The bathroom was so dirty and even the water does not drain out of the sink properly. I did not complain about anything because its was just to much to complain. I regret staying there just for location. The TV turns on but does not have any channel. The AC turns on but dont do anything. The light does not turn off properly . The condition of everything is like its about to break. The room was so tiny and dirty, I booked for double bed room and even the wifi stopped working on my last night. I dont give negative feedback but GOD this hotel earned it. My advice to hotel owner is to improve the hygiene and basic necessities. One last thing I was expecting a coffee and tea maker in my room but the entire hotel has just 1 coffee and Tea maker which is on the reception.

Excellent location right next to Earl's Court and very friendly staff. However, our room was not very clean. Also I nearly broke my shin when the bathroom door caught my foot. The whole interior is very poorly planned out, you'll find plenty of tripping hazards and other occupational dangers. Poor construction of this door led to a very painful injury with swelling that ruined my next few days. Cannot recommend at all.
