Gorebridge sits in Midlothian, nine miles south of Edinburgh, within reach of the city's historic attractions yet far enough out to feel genuinely rural. The Mansion House at Kirkhill occupies 30 acres of grounds that include lawned gardens, a patio and woodland. Built in the 18th century, it's a substantial property designed to accommodate large groups in a single rental—10 bedrooms across two floors, 9 bathrooms, and capacity for 26 guests.

The ground floor holds a living room with a multi-fuel burner, dining room, and a kitchen equipped for cooking at scale, with two ovens, two dishwashers and two fridge-freezers. There's also a games room, utility room with washing and drying facilities, and bedrooms including one with three single beds and an ensuite. The first floor contains five more bedrooms in various configurations—from kingsize to multiple singles and bunks—each with its own ensuite or access to a shared bathroom. Bed linen, towels, heating, electricity and wifi are included. One dog or cat can stay free.

The property is yours alone for the duration of your stay. There is an unfenced river within the grounds, so families with young children should take note. On-site parking is available, and Kirkhill Estate Rooms lie nearby if you're looking to explore the immediate area.

I recently booked a stay for twenty of us and there was plenty of room for everyone. All the bedrooms are beautifully done out, each one with a bit of different character, with everything provided and most rooms even had their own en-suite, which is a massive bonus when you're sharing with a big group, trust me. The location of this property is fantastic as well, there is a river that runs along half the property boundary, and we saw deer, birds whilst we spent some nights were spent by the fire. The fact this property is secluded enough means that you get that total feeling of privacy and the hot tub out back was an absolute godsend after a big day. Getting into Edinburgh was dead easy, it only took about half an hour from the city centre, so we headed in for a night out, grabbing the bus nearby and came back to peace and quiet. The owners were brilliant too, really helpful without hovering over us so we were able to enjoy our stay that little bit more. If you're planning a big birthday, a celebration, or just a proper catch-up with your mates, just book it. You won't regret it.

Avoid if you don’t want to be scammed of your money. Had a nice stay at Kirkhill but we paid for the hot tub for the weekend and when we went to use it on Friday evening it was empty. I told Kirkhill and they said they would get it sorted ASAP. Saturday afternoon it still wasn’t filled. Eventually the caretaker started to fill it on Saturday evening but it was no use at that point as it takes hours to fill and about 12 hours to heat - so we could not use it all. I requested a refund and was told they would sort it out and send the money back - however that never happened. I chased several times, always being told they would sort it before they eventually just started ignoring all my emails. 5 months later I still have no refund and no responses from them. Very, very poor. Additionally, it turns out the caretaker actually lives in the house in the basement where there are rooms that guests also stay. It would be useful to know this in advance as we actually approached the man thinking he was someone trying to break into the property, and another one of our guests - presuming it was a private property and only us girls staying there - had a walked naked between bedrooms. Only moments later and she would have got the fright of her life to find an unknown man there.

Would I return? – Yes. We had a weekend at Kirkhill and used it as a wedding venue and family gathering. We had a great time and the house is large enough for all 28 adults and 10 young children. There is a large kitchen, a long dining table that can seat about 25 people with an adjacent sitting area with a number of settees. There is also a games room with a newly refurbished pool table. The grounds are great with plenty of space for the bouncy castle we hired; there is a hot tub, but we didn’t use it. There are some snags, especially with the bedrooms and poor Wi-Fi signal, and it is not 5 star – so if you are looking for perfection, perhaps this isn’t for you. That said, most of the interior has been freshly decorated and the owner is available if you need any assistance. It was good value for money and I would recommend it.

Accommodates 32 people comfortably with individual beds and a kitchen equipped to cater for everyone. Owner arranged the table to allow dining for all 32 people. Grand hall fantastic to host events when table is moved. Outside there is plenty of garden furniture. Overall clean, comfortable and a great house. Would recommend for large parties over a long weekend, hard to find a house big enough for 30+ at this price point.
