Just over an hour from London and 300 yards from Greatstone's sandy two-mile beach, this family-run site on the Kent Marshes blends a peaceful rural setting with well-kept facilities. The level grass pitches catch the evening sun, and there's a roomy football pitch for kids to burn off energy. The separate dog-walking area is handy, though the beach—a couple of minutes on foot—welcomes four-legged friends too.
The Hoy Club clubhouse serves meals and snacks, with a dedicated area for children featuring pool tables, video games and a TV. Weekend mornings bring coffee from 10am. Some visitors note the site can feel a touch tired in places, but the warm welcome and proximity to both coast and capital keep families coming back.

Just had a nice weekend here in our motorhome. Touring pitches were well kept, not overcrowded, with easy access to shower blocks, Spar and beach. Family ate like kings at the clubhouse for the bargain price of about £30 (pictured). I would question whether the pumping karaoke disco was totally necessary. Nobody was taking part and it was more annoying than fun. A bit Phoenix Nights. Motorhome service point was useable but only just. Too tight, and overgrown with bushes. We managed a pump out but only just and risked damaging the vehicle in the process. Hey ho. We had a nice time. I'd come back.

Had a wonderful stay here in our touring caravan last week ,all the staff were so friendly and the park is lovely and clean . We will definitely be back

I’ve reviewed this site before but having just returned following a short void when we didn’t have a Motorhome, I’ve had to review again THE BEST SITE EVER! Just everything about it from Rachel on the reception to the grounds men who keep the pitches so clean and well maintained to the great clubhouse staff! Facilities are spotless / great dog walking area and dog shower! Location so near to the beach is wonderful and probably the best Chinese takeaway around - Pegasus. The supermarket is also a real bonus and friendly staff there too! Already booked to return in a few weeks!

Beautiful location, you could not want to be nearer to the beach and it is a beautiful beach! 🏖️ However, the caravan was SO filthy! It needs deep clean top to bottom. The curtains have never been washed, covered with dusty spider webs. We had our own hoover with us (as have small children and one of them has severe eczema so dust/dirty floors and carpets is an issue for us). You DONT want to know how the dust bin looked like after we hoovered the caravan! It’s like it has never been hoovered before. Stains on sofa in the living room that been there for years, smelling after urine! Just disgusting really. I think these caravans have never been properly cleaned (deep cleaned) since this caravan park has opened so good 15 years ago. Location is superb though so unless you can shut your eyes and nose, and pretend you can’t see how dirty it is, I would not recommend it or go back there. Sorry, these caravans need to be deep cleaned before you let them out again otherwise in my opinion they can cause health and safety harm especially to people with underlying health conditions.
