About Grainger House Hotel
Benwell Lane sits on the western edge of Newcastle upon Tyne, a quieter residential stretch away from the bustle of the city centre but still within easy reach of it by public transport. Grainger House Hotel occupies this spot with 54 rooms and its own garden, plus free on-site parking, which makes it a practical base for anyone arriving by car.
Rooms come with en-suite bathrooms, drinks provided, and family rooms available for those travelling with children. Beds are comfortable and staff are known for being helpful, though some rooms show their age and heating can be inconsistent, so it is worth packing an extra layer if visiting in colder months. Free WiFi and luggage storage cover the basics for both business and leisure stays.
Beyond the hotel, there's a pub, a restaurant, and other eateries nearby, along with entertainment options and a golf course for those wanting to fill a day. The garden offers a spot to sit outside, and the location's transport links make getting into central Newcastle straightforward without needing to drive.
What guests say
Unfortunately this was the only option within budget accessible to the city centre last minute on a Saturday. Desperation sometimes leads to making bad choices. The receptionist was amenable and provided a much needed portable heater on request. We were advised that the heating was broken and was being fixed. I know they were doing their best here, but it was clear that the heating hadn't been functional for quite some time. That's not acceptable. And despite the heater being on high, it did very little to warm up a tiny, draughty, high ceilinged cupboard room. Broken windows in the room and bathroom. The bathroom window was actually broken and wide open for anyone to gain access to. This made me extremely nervous and very, very chilly. All we could do was close the windows as best we could and block the gaps with toilet paper. Not acceptable at all. No wardrobe, just a single clothes hanger on the back of the door and a couple of hooks. Iron and ironing board provided but we didn't use them - mainly because the room was so small we'd have struggled to find a space to do any ironing. Kettle was broken and dirty. Skirting board coming off the wall and covered in grime. The curtains and bedding were dirty, even the supposedly clean sheets had makeup stains on them. 'Executive Lounge' is actually a dingy, cold room with an out of order coffee machine. A quick glance made me decide that it was no better than the awful, oppressive room I'd booked. The only good point was that parking was free and the car wasn't broken into or stolen. Buses run regularly to and from town from directly outside. This place is not functional as a hotel. I've stayed in many 'budget' hotels in my life, but I feel the £52 for the night spent here was an absolute rip off. Top tip: spend your money getting a taxi home or pay more for something you can sleep in. I think I'd have rather endured the replacement rail bus home than stayed here but you live and learn.

Not very impressed. Whilst it’s a lovely, historic building full of character, the hotel is a bit grim. It’s in serious need of some investment- in our room, the paint was peeling, the furniture was in a very poor state, the carpet badly worn & the surroundings were unkempt. No offence to people in need but the hotel seemed to be operating as a homeless refuge. The staff were friendly but there were always crowds of their mates hanging around the reception, we felt a bit intimidated. It was such a sad place, we couldn’t bring ourselves to stay & we forfeited our payment & booked in somewhere else. The management refused to give us as my refund whatsoever. I would give this place a wide birth.

Absolutely shocking, windows dont lock, walls have holes in, no bar, rubbish all over, no heating at all, will say it was broken for 3 weeks but its definitely longer. Honestly this place is like faulty towers. Best part about it was leaving.
