This five-bedroom house on Marine Parade commands views across the River Torridge from its position in Instow village. Built across four storeys, it holds sleeping space for up to 11 people, making it suited to large family groups or gatherings of friends. Three separate living areas give everyone room to spread out—one with a pool table and games console, another with a woodburner, a third facing the river through French doors to a patio where garden furniture sits ready.

The bedrooms range from three kingsize doubles to a bunk room (suitable for children) and a zip-and-link that converts between configurations, with sofabeds and cots available too. Four bathrooms serve the property, and the top-floor master has a freestanding roll-top bath in the bedroom itself. The kitchen is fully fitted for cooking; heating, electricity, bed linen, towels and Wi-Fi are included. There is parking on site for two cars and an enclosed patio. Smoking is not permitted.

The sandy beach lies within easy reach, and the ferry across the estuary to Appledore departs from nearby. Instow itself is a working village rather than a resort, sitting on the Devon coast where the Torridge meets the sea.
