Partridge Barn is a single-storey conversion accessed via a private, tree-lined lane. Step through the entrance and the entire layout spreads across one level: a living and dining room with wood-burning stove, kitchen with full cooking and cleaning facilities, three bedrooms and two bathrooms. The first bedroom has an ensuite shower; the second and third offer flexible sleeping for different group sizes. Underfloor heating, electricity, bed linen, towels and wifi are included, as is the initial fuel for the stove.
Outside, an enclosed lawn and patio open from the main rooms, with a summer house and barbecue for entertaining. Parking for two cars sits on the property. The wider grounds are shared and include a bike store; note there is an unfenced pond 100 yards away in the shared area, with no direct access from your enclosed garden. The property is within 2 miles of a shop and half a mile from a pub and restaurant. Fakenham lies nearby, and Wells-next-the-Sea is under 9 miles away for coastal exploring. One pet is welcome. No smoking indoors.

We just came back from a wonderful week at the lovely Partridge Barn. It's full of rustic charm and was a good size for the 5 of us (3 kids, 2 adults). Everything we needed was included and there was even a surprise bottle of prosecco, plus a bottle of apple juice for the kids. A lovely touch. The location is very good and pretty central to what Norfolk has to offer. Yes it is located down a few narrow country lanes (it is a rural, charming property so it’s to be expected!), however I must add that it’s really quite close to the main roads and during our stay we hardly met any traffic at all so this shouldn’t be a concern to anyone at all. Liz and John are wonderful hosts, very welcoming and always on hand should you need them but also very respectful of guests and their privacy. Such a peaceful place to stay, overlooking fields and countryside. We would highly recommend and we’d love to stay here again sometime. Thank you for having us!

Spacious barn conversion, very suitable for small children and very cosy in winter. Well appointed and situated for exploring north coast. Wells next the Sea, Holt, Burnham Market, Sandringham, Seasalt, Sheringham and Cromer pier are highlights. Book before you go anywhere to eat as fully booked or closed is the norm but dogs are truly welcomed almost everywhere 🐾🐾
