The property sits in countryside within reach of Cromer's beach and promenade to the north, the Norfolk Broads to the east, and Norwich to the southwest. One dog stays free of charge.

The cottage has two bedrooms—one with zip-and-link single beds, one with a kingsize—sharing a bathroom with bath and separate shower cubicle. Downstairs, a living room with wood burner opens into a kitchen and dining space fitted with electric oven and hob, dishwasher, microwave, and washing machine. Initial fuel for the stove is included. A rear garden with seating overlooks open countryside. Parking for one car is on site.

Electricity, heating, bed linen, towels and wi-fi are all covered. The kitchen is equipped for proper cooking rather than heating takeaways. A travel cot, highchair and stairgate are available if needed. No smoking is permitted inside. The property sleeps four guests and is yours alone from check-in after 16:00 until departure before 10:00.
