The Coach House is a detached cottage in North Norfolk, a self-contained base for exploring both the coast and countryside. It sleeps three across one bedroom with a king bed and a sofa bed in the living room, with one bathroom and separate toilet. The kitchen is equipped for proper cooking, and there's a sitting area with a wood-burning stove. An enclosed garden and patio offer outdoor space, and one car can be parked on site. One well-behaved pet is welcome to stay.

Essentials including electricity, heating, bed linen, towels and WiFi are provided. The location gives you access to Fakenham's market town amenities—tearooms, local shops, and a theatre—while the Norfolk Coast is a short drive away for beaches at Holkham and Wells-next-the-Sea, coastal walks and bird reserves. Pensthorpe Natural Park and the Fakenham Museum are among nearby attractions. The property is non-smoking, and check-in is after 15:00 with departure before 10:00.

Stayed here over Christmas. House fantastic with great facilities, Mark the manager was helpful and had even put up a Christmas tree and decorations.

Amazing Dog friendly Mark, the manager, was super helpful. The swimming pool is only for the use of the cottages, which means you got a turn when you wanted one. We stayed in clock house, and it was lovely and spacious. To give you an idea, we had the roof box laid on the kitchen floor at the end of the table and a large dog cage in the hallway, and it didn't impact the space at all. Bedrooms are slightly smaller, but we'd say perfect sized as we only slept in them. It's worth noting that if you have a bath, you do use up nearly all the hot water, so be prepared for that. We managed fine for a week, though, once we realised.

A wonderful place we go with the whole family (12 of us including munchkins) . Quite a bit of change from our last visit for Christmas pre covid. A few nice touches when it was a private rental, logs and open fire making material provided, access to all areas etc. Seems to have been sold to a holiday rental company now and lost some of it charm (games room, kids swings, windows that could open and no fire alarm system that rings for hours) but still worth a stay. Lovely rustic charm with so much potential but may lack now corporately run. Would have been a 5* wonder, but a few niggles that let us down this time. Showers need updating (think of a touring caravan shower) Loss of play swings, fire making equipment. (Sad I know) Pool was way too hot (thermostat broken). New fire alarm system - flashing lights from the ceiling mounted sensors is off putting, a lack of ventilation (windows all painted shut or cannot open downstairs) and inadequate extraction in the kitchen caused the dinning room sensor to go off (I do a lot of cooking/Sunday roast for all the family). Alarm rang for over an hour. No reply to the emergency phone number in Bournemouth (turned off) . Luckily the other guests that came on Saturday had the care taker/ office handy man email and he came as fast as he could some miles away on his day off (The life saver). As I say... it's lost a lot of its charm to corporate and there should be a way to get hold of someone in an emergency even on a Sunday. On the plus side, the coach house garden has a hot tub so we did enjoy a cooling off from the pool. All in all, I would recommend it, but i would make sure you have emails and the onsite care taker/office person contact number for those emergency situations as signal is not too good in places, and the other number is as well as dead on a weekend. Enjoy folks as we did and no doubt we'll be back for some corporate improvements.

We’ve just been to the coach house for a family holiday, the surrounding area was so beautiful, the house kept us entertained, with snooker table, hot tub , and swimming pool all to ourselves, plenty of garden area for children to play, with games supplied at house. The house had everything you needed, so much space, didn’t need to take anything with us , only our clothes. Mark who looks after the house, also looked after us and anything we needed, told us about the area and places to visit. So thank you mark, we’ll be back as soon as we can.
