Walk in through The Sail Loft – Top Sail and you're immediately in a split-level space designed around water views. Downstairs, two bedrooms with their own bathrooms bracket a shower room; the ground floor double has a 4ft 6in bed, as does the master on the first floor. Upstairs on the top floor, two further bedrooms (each with 3ft singles) share an ensuite and a bathroom with a bath and shower. The heart of the place is the first-floor living and dining kitchen, where you can cook properly – gas cooker, range, microwave, dishwasher – and step straight out to a decked balcony overlooking the water.

The property sits on the Wroxham riverside with its own mooring. A motor launch is available for use at no extra cost most of the year (day boats can be hired during school holidays at reduced rates), and if you have a fishing licence, you can fish from the owner's riverside access nearby. A pub is within walking distance. Bed linen, towels, wifi and heating are all included. There is unfenced water 4ft from the back of the building. One dog is welcome to stay. The place suits groups of up to eight – families, friends, or a mix – and offers the rare combination of being close enough to Norwich for day trips while having easy access to the North Norfolk coast and its bird reserves.
