Clematis comes with its own rowing boat and a private deck overlooking the River Esk, where you can step straight down to the water. The cottage sits on the riverbank in Ruswarp, one of three properties at The Waterside, and is yours alone—a single ground-floor space designed for two people who don't need more than one bedroom.

Inside, an open-plan living area has French doors onto the deck, a wood burner for cooler days, and a Smart TV. The kitchen is properly equipped: induction hob, air fryer, dishwasher and coffee machine. The bedroom has a king-size bed, the bathroom a shower with heated towel rail. An outdoor shower on the deck lets you rinse off after time on the water. Essentials like electricity, wifi, bed linen and towels are covered, and logs for the burner are supplied. There's parking for one car and fishing is available on-site if you arrange a licence.

The location suits anyone wanting riverside calm without the crowds—walking distance to the North Yorkshire Moors—though the river is unfenced and there are steps around the garden and grounds. No children.
