The Coach House is a single-bedroom property laid out entirely on ground floor, making it straightforward to settle in without stairs. You arrive into a living space with a woodburner, smart TV, and windows onto the courtyard and surrounding farmland. The kitchen sits adjacent with electric cooking, a dishwasher, and washer-dryer built in. The bedroom holds a four-poster kingsize bed. A bathroom with both bath and shower completes the accommodation. Exposed beams and arched doorways give the detached building period character, though the essentials—heating, hot water, wi-fi, bed linen and towels—are all provided, along with logs for the stove. There is parking for one car on site and a shared courtyard outside.
Location-wise, the property sits in the Vale of Whittingham at the foot of the Cheviot Hills, a few miles from the village itself and close to the edge of Northumberland National Park. Rothbury, a proper market town with shops, pubs and restaurants, lies about 10 miles away and offers fishing permits for the River Coquet, a golf course, and access to walking terrain. Serious hikers and climbers will find the park immediately accessible; the owners themselves are qualified mountain leaders if you want instruction. The property does not permit smoking. One dog is welcome.

I rarely leave negative reviews for independent B&Bs, but this stay was extremely disappointing. The room I was allocated was not the room type I had booked. It was advertised as a double room but was actually two single beds pushed together, leaving an uncomfortable gap between them. The room itself had several maintenance issues. There was a bad smell coming from the drain, the TV lost signal for most of our stay, the blind was broken and permanently stuck open, and the ground-floor window was broken and could be opened from outside, creating a genuine security concern. What made the experience particularly frustrating was the complete lack of staff presence. I reported the issues on the first morning and was told someone would get back to me. Nobody ever did. No one inspected the room, offered an alternative, or even provided an update. In fact, staff were so absent that we only saw someone a couple of times during the entire stay. The whole place had a strange atmosphere because there was rarely anybody around. There is supposedly a bar and kitchen on site, but these might as well not exist if there is nobody available to serve guests or assist with problems. I appreciate that maintenance issues can happen, but ignoring guests when those issues are reported is not acceptable. The lack of customer service, combined with the poor condition of the room, meant this was not an enjoyable stay and certainly not good value for money.

One word, Grubby! Check in was a pain, no one on reception, and no internet to use the online access arrangement, despite being sent the WiFi password, it was wrong. Once you get in the place is just grubby. The room was clean but the blind was broken so you couldn’t enjoy the “garden view” which is actually a derelict building, the wire from the radiator thermostat was just hung up the wall. The mattress was the main issue, not a double bed but two singles pushed together, the mattress was 10 years past its best, No evening meals and the bar only served cans, cash only! Didn’t bother with breakfast due to the front of house condition.

Nice and clean rooms. However, it was two single beds not a double bed which made it a bit uncomfortable. Easy to access by map. Place serves breakfast, but there was no dinner and pub wasnt open either.

Room good value for money which included breakfast. Shower small could not move around in it. Because of time of year nothing open around the coach house so had to go into town. Over all we had a lovely stay and breakfast was 10/10
