Ladyston Barn sits on farmland between Crieff and Gleneagles, where open fields stretch in front of the property and deer graze regularly. The conversion occupies a building separate from the owners' farmhouse, giving you complete privacy while keeping you close enough to a village with shops and restaurants. Arrival is after 15:00 and checkout by 11:00.

Inside, the ground floor is a single open space combining the living area, dining space and kitchen. A woodburning stove, smart TV with Netflix and Amazon Firestick, and leather sofas face the large window overlooking the fields. The kitchen is equipped to cook properly, with an electric oven and hob, dishwasher and coffee machine. Upstairs, reached by a spiral staircase, is a galleried bedroom with a kingsize bed and freeview TV. The shower room is on the ground floor. Bed linen, towels, Wi-Fi and electricity are included; logs for the stove are available locally.

The courtyard outside is yours for eating, reading or simply watching the wildlife. The private hot tub seats six and the sauna sits beside it. Next to the barn, the owners have set up a games room with a snooker table, table tennis, dartboard and games console if you want company or distraction. Parking for two cars is provided. The property does not permit smoking.

My wife surprised me with a short break here for my 40th and it was the perfect little getaway we needed. The barn is fully equipped with everything you need, the welcome pack has all the local amenities listed for you and instructions for the various entertainment systems. The bed was so comfortable, I’m a person that struggles to sleep in hotel beds but this was more comfortable than my own! The games room is a really nice touch and something we took full advantage of. Everything was spotless, I can’t put it into words just how pleasant this little getaway is. Trixi and Tobias (the owners cats) were both delightful and this is coming from a guy who is allergic to cats and doesn’t like to interact with them. Honestly can’t wait to return here next year.

We stayed for 3 nights. Place is unbelievable! The games room was set up lovely for us and the hot tub and house too. They provide milk, appliances and kitchen essentials as well as bathroom essentials. We got fresh towels, slippers and robes too, hairdryer and charging points on one side of the bed. It was all set up beautifully. The place feels like your own little home, it’s amazing. I really enjoyed my stay here and it’s not too far from Crieff only a 10 minute drive. You can see the sunset over the fields as well in the hot tub which is a nice touch, the hot tub also provides Bluetooth speakers that you can listen to music too.

Where to start, I feel like I have been dreaming for the last 4 days, when we arrived and walked through the door, I was just blown away by that huge stunning window, I excitedly walked around and was like a child in Lapland. I cannot tell you how quickly we were relaxed, we come from a 100 mph life style and finding to time to relax is practically impossible and even when we are abroad I never feel this relaxed, the barn is spotless , the facilities are superb. The hot tub & sauna are just like the star on top of the tree, after 30 mins using these then shower you feel like you have had a spa day, the shower is great . Sit back get the fire on and pour a drink , you are in heaven. Kyle and Gemma have thought of everything. The bed is also comfy, you even have charges at each side, & a fluffy mat to step into in the Morning. Just before you get your robe on. If you like walking, there is a fantastic walk Lady Mary’s walk 5 miles , it is 20 min drive away, park at the distillery, pack a drink and snack, and make sure you have correct footwear. Honestly book this and you will not regret it ! Just incredible

My wife and I had a great wee night here - we managed to get babysitters booked in for the night and although we live nearby, decided to try get away somewhere other than the house, and what a little treat. Hot tube was on in prep for us arriving, and the stove was lit and heating the games room up nicely - with the projector on and playing. The place is immaculate - and little touches like having a charging cable by the bedside makes all the difference. Only here for a night, but it was excellent...well recommended!
