The Oak is a detached house in Newchurch that was originally built as a country inn. It sits just outside Kington in Powys, positioned on the border between England and Wales with Offa's Dyke Path running past the front door. Four bedrooms sleep up to eight people, with two bathrooms across the property. The layout spreads across two floors: ground floor has two living areas (one with a woodburner and Freeview TV), a kitchen with both electric and Rayburn cooking, and a utility room; upstairs are the bedrooms, ranging from a zip-and-link super kingsize to singles. A covered pond and stream occupy parts of the garden, which is otherwise lawned with a patio and BBQ area.

Oil central heating runs through the house including underfloor on the ground floor, and initial logs for the woodburner are provided. The kitchen is properly equipped for self-catering, with a dishwasher, double oven and Rayburn giving flexible cooking options. Electricity, Wi-Fi, bed linen and towels come as standard. Parking on site accommodates six cars, and a bike store is available. One dog is welcome if kept on a lead (sheep country surrounds the property). Smoking is not permitted inside.

Hay-on-Wye with its bookshops sits seven miles away; the nearest pub is three miles off. Horse riding and canoeing are available locally, and Offa's Dyke Path offers immediate access to countryside walks from the gate.
