You arrive at Holly Lodge to find everything on a single level—a practical layout that makes this detached cottage in Bramerton work well for anyone who prefers not to climb stairs. The living room has a woodburner and smart TV; beyond it, a conservatory opens onto the river itself. The kitchen comes equipped with an oven, hob, dishwasher and microwave, so cooking is straightforward. Two bedrooms—one with a double bed, one with two singles—and a bathroom with bath and shower are all accessible without steps. One dog can come too, at no extra cost. Electricity, wifi, bed linen and towels are included, as is the initial fuel for the woodburner.

Outside, an enclosed garden and courtyard offer a private place to sit, though the real draw is the location on the banks of the River Yare. There's a mooring for one or two boats, giving access to the whole Broads network for anyone who sails or canoes. The village itself—five miles south east of Norwich—has a riverside pub and restaurant within walking distance, while an RSPB nature reserve lies along the river at Surlingham. Parking is free but separate from the property, across Bramerton Common. No smoking inside.
