Yare View sits on the River Yare at ground level, so you walk straight from the entrance into an open-plan living space with French doors onto the garden. The layout is straightforward: a sitting area with Freeview Smart TV, a dining space, and a kitchen equipped for self-catering with electric cooker, microwave and washing machine. Two bedrooms—one double, one with twin singles—and a shower room complete the footprint. Everything is on one level, which makes moving around simple.
Outside, you have a back garden with sitting-out area and terrace where you can watch the river. The property has its own mooring, so if you have a boat (up to 12 metres), you can tie up directly. For fishing, there's a bait fridge on the premises. Without a boat, canoe and day-boat hire are available locally. Electricity, heating, bed linen, towels and Wi-Fi are included; a travel cot and highchair can be arranged if needed. One car can park on site.
The lodge is in Brundall village, where a pub is within walking distance, along with a supermarket, cafés and restaurants. Brundall is known for boat building and hire, making it a natural hub for exploring the Norfolk Broads. The grounds include an unfenced river and two garden steps. No smoking is permitted in the property. One well-behaved pet is welcome.
