Rowan House

You walk into Rowan House through an open-plan ground floor where the kitchen, dining and living spaces flow together, with bi-fold doors that open straight onto a terrace and hot tub. The room has a woodburner, smart TV and enough seating for a large group; the kitchen is properly equipped with electric oven and hob, dishwasher, fridge and breakfast bar. A utility room with washing machine sits alongside, and there's a separate toilet for convenience.

Five bedrooms are split between ground and first floors. The two on the ground floor are zip-and-link super-king beds, each with its own ensuite bathroom and walk-in shower. Upstairs, one bedroom has a kingsize bed, while two more offer zip-and-link twin configuration, all with ensuites. A further bathroom on the first floor provides a bath with shower attachment. Every bedroom has a smart TV. The house fits ten people, and the owners can provide a cot and highchair if needed. One well-behaved pet stays free.

The enclosed garden has patio furniture and a barbecue. The private hot tub seats four. Logs for the woodburner are included, as are bed linen, towels, wi-fi and electricity. There's an electric vehicle charging point and parking for two cars. The property sits on a quiet country lane five miles from Lincoln; a 50-acre nature reserve nearby offers walks and bird watching, and a coarse fishing lake on the site has seating. Smoking is not permitted indoors.
