Berry Pen Cottage

Berry Pen Cottage opens into a ground-floor living space where the kitchen, dining and sitting areas flow together. The kitchen has everything needed for self-catering—electric oven and hob, dishwasher, American fridge freezer and microwave. French doors lead to the garden and terrace. Downstairs also has a utility room with washing machine and the first bedroom, which has two single beds and its own wet room with shower.

Upstairs, a super king bed in bedroom two comes with ensuite bath and walk-in shower. Bedroom three has zip-and-link beds (configurable as singles or doubles) and another ensuite with bath and walk-in shower. The cottage sleeps six and each bedroom has its own bathroom. Electricity, bed linen, towels and WiFi are included; the heating is underfloor electric. The place is wheelchair accessible via ramp, though there are steps in the garden. Families with young children will find travel cot, highchair and stairgate on hand.

The cottage sits within five acres of landscaped grounds shared with other properties on the estate. Guests have access to a heated indoor swimming pool (11m by 5m) with Turkish Hammam, changing facilities and a separate room with surround sound and Sky TV. There's also a tennis court and bike store. Private parking accommodates three cars. The village of Kingham lies between Chipping Norton, Stow-on-the-Wold and Burford. No smoking is permitted inside.
