Ivy Cottage works well for families or groups needing flexible sleeping arrangements. The three bedrooms include one with a zip-and-link king bed (which splits into two singles), one with a bunk and a single, and one with bunks, accommodating up to 7 guests. Everything happens on the ground floor around an open-plan living space with a 65-inch Smart TV, Netflix and Xbox, opening onto a patio. The kitchen has a two-ring hob, table-top oven, microwave, dishwasher and washing machine, so cooking and laundry are straightforward. A walk-in shower, heating, wi-fi and bed linen are all covered.

The cottage sits in a quiet residential street on Montrose's edge, with its own private entrance and a gated courtyard featuring patio seating and a BBQ. One parking space comes with the property, with additional on-road parking available. Montrose itself is a working market town midway between Dundee and Aberdeen, with a sandy beach, golf courses and the Montrose Basin nature reserve where pink-footed geese arrive each autumn. The surrounding area has a network of cycle paths and access to walks in the glens. One pet is welcome. No smoking inside.
