Had lovely little get away for my birthday with my son. Lovely calm and would definitely recommend. The fishing was excellent and the hot tub finished it off. The amenities were spot on. Will certainly be returning. Loved the quietness our own friendly mum and chick that constantly kept us company and the surrounding wildlife and farm animals topped it off. Thank you jack and family for an excellent accommodation. Would highly recommend the lake house for peace and quiet.

We have just returned from a lovely 5 night stay for Christmas at Choller Farm, in Primrose Lodge. The lodge was absolutely stunning and the setting was very peaceful. Beautiful lake views and the fishing was brilliant, we caught great sized carp every day! Sadly no coffee machine as advertised, it was removed for repair but we weren't informed until I asked. We were advised that it would be dropped off the following day but unfortunately didnt show up. It will sound trivial to some, but the kettle provided was very scaled up, so we didn't get a decent hot drink during the stay (were looking forward to a lovely cuppa after a long journey!) The bathroom needs some TLC, pressure and hot water excellent but the shower wasn't properly attached to the wall, and is leaking quite excessively behind. The shower tray has a large dip in the middle, which is quite bouncy and unstable! A cracked tile, musty smell and mould around the shower are also signs of the water damage. Just worth a mention as a few repairs are needed. The hot tub is lovely and under a cover (fab for great British weather), always lovely and warm however the jets didn't seem to be working properly after the first night. There was a jug of milk in the fridge for us which was a nice touch, but unfortunately it had frozen. The fridge appears to partially freeze things, whilst the ice cream we put in the freezer ended up melted (also worth a look to avoid anyone getting dodgy tums!) Overall a really lovely Christmas break for us, just some minor things that would really make it perfect. Fishing was 10/10 and we were grateful for the heating, the lodge was always nice and warm - super cosy. Our friends have already booked the lake house out of jealousy!

Tranquil CL with beautiful sunrises and views to the South Downs. Great location fir travel to Chichester and Arundel. Barnham local shops are just a mile away, with most things you need on a daily basis. The site also has the added benefit of the fishing lake which you can use fir free with prior arrangement with the owners. A very well run site, lovely friendly owners, Tracey and Keith.

Myself, my husband, 5 year old daughter and dog stayed in the barn house over Christmas (24th-26th December) and what a lovely little place it was. It was clean and very well presented, they even decorated the living area with a Christmas tree and decorations which really gave it that home away from home feeling. Our private garden was very spacious with great views of farm animals next to us, and a hot tub which we enjoyed on Christmas Day, we were even lucky to see the northern lights that evening. The beds are extremely comfortable and the free standing bath in the main bedroom was lovely too. We loved meeting all the farm animals and having a little walk around the lake. I’m giving my review 4 stars because of the following, which most are no fault of the owners but just a dampener for us: On arrival when unpacking the car, the winds were very strong and unfortunately took the top hinges off the front door. Whilst it still just about shut, it wouldn’t lock. We contacted the owner who sent out his father to take a look but it wasn’t something that could be fixed at that moment, which was completely understandable due to it being Christmas, we felt very uneasy having to call someone out from the get go. As we had our dog with us, we had to constantly open the door to let him out for the toilet and we were worried we would cause more damage, also didn’t feel entirely safe at bedtime because we couldn’t lock it. Because of this, we left a day early (were supposed to check out on 27th December). On the first night at approx 2am, we were woken up by our neighbours laughing and talking very loudly in their garden, which I’m sure the rules were no noise after 10pm to respect others. We probably heard them more because of the door still being slightly open at the top. We were lacking a few items in the house which to be honest we didn’t even think of bringing ourselves, not necessarily essential, but it was things we needed at that time (scissors, potato peeler, a jug). We also had to ask the owners for a screwdriver as my daughter’s Christmas presents had battery compartments that needed opening. We bought the batteries with us, but didn’t think of a screwdriver! The fridge is very small, and we had to sacrifice some of our Christmas food as we couldn’t fit it all in. Also only had 2 small oven trays but luckily we brought our air fryer with us otherwise Christmas dinner would have taken a while to cook! Although the oven is good and does cook food quickly. The coffee machine and coffee pods was also a nice touch We would definitely come back, but maybe at a warmer, less windier time of year. It was a nice experience going away for the first time at Christmas and thank you to Jack for accommodating us 😊
