The single-storey layout is entirely on the ground floor, with a king-size bed, ensuite shower room and an open-plan living area that includes a kitchen, dining space and lounge. Everything is accessible without steps from the entrance, and the grounds—three acres of landscaped gardens shared with other guests—include a natural lake and pond. A games room with a full-size snooker table and darts is available to use.

The cottage comes with bed linen, towels and Wi-Fi included, along with heating and electricity during winter months. There is a shared laundry room with washing machine and tumble dryer. Parking is on site. The location, in Leverton village, puts you near birdwatching spots and nature reserves; walking and cycling routes begin outside. Skegness beach is 15 miles away, Horncastle's antique shops and Woodhall Spa's outdoor pool are also within reach. The area is designated as an Area of Outstanding Natural Beauty, with the Lincolnshire Wolds offering rolling countryside and small villages to explore. Note that the grounds contain an unfenced pond and small lake, and no smoking is permitted inside the property.
