Okay so where to begin upon arrival we waited 15minutes for someone to answer the ring doorbell (reception was closed the whole 3 days) when a gentleman arrived he claimed he wasn't working but would help check us in. The drinks machine in the lobby seemed to work once then broke down every time we tried using this. The rooms were very spacious and clean but needs a deep clean for sure as there was mould on curtains and linen was a bit stained. But if your just sleeping there it will be fine for a few days as it's not very costly. We did have to ask for towels as the ones we was given were not clean. And a few repairs we noticed around the property need to be addressed. Other than these bits mentioned location was good close to town. Just maybe have more staff around the property.

We stayed at Ullswater Hotel as a family, in a large family room just a short walk from Bournemouth’s lovely West Cliff zig-zag path. The hotel is in an older building and recently came under new ownership – only around two months in when we visited. The new owners live on-site and are clearly working hard to bring fresh life into the place with warmth and care. From the start, they were very helpful. When the TV remote didn’t work, they replaced it by the next day. We were given extra towels without even asking. Nothing was too much trouble. The atmosphere was relaxed and friendly – even other guests we met were kind and cheerful, which added to the homely feel. While breakfast wasn’t available during our stay, the breakfast room itself is bright and spacious. There’s a shared kitchen with an oven, microwave, kettle, and fridge – great if you're staying longer or want to keep things flexible. The large lounge is another bonus – comfy sofas, space for the kids, and even board games to enjoy. The building is old, and it does show in places – the bathroom locks, windows, carpets, and furniture could all use some attention. There’s no air conditioning in the rooms and only one main ceiling light, but for us, that was absolutely fine. We just needed a clean, quiet place to rest – and that’s exactly what we got. They also kindly allowed us to check out at 11am instead of 10am, which gave us more time to pack calmly. After that, we left our luggage with them and went to try the zipline at Bournemouth Pier – a brilliant experience. When we returned around 2:30pm, they welcomed us back into the lounge until our 3:30pm taxi to the train station. So thoughtful and accommodating. If you're looking for a budget-friendly, honest place to stay in Bournemouth that’s close to the beach, run by kind people who genuinely care, this is a great choice. It’s not luxurious, but it’s full of heart. We slept well, felt safe, and were made to feel welcome. We wish the new owners all the best – they deserve support as they improve things bit by bit.

For the cheapest place we could find it wasn’t awful for our 1 night stay but I would not stay there long term. Only 2 towels for 3 people. The shower head didn’t fit in the holder so we had to hold it whilst washing and towels had stains on. Room was a nice size but cold and under the stairs so we could hear everything including the bell at 7am which woke me up. But was cheap and only 10 minutes to the town centre with free street parking if you can find any or £10 over night.

Absolutely disgusting place. The room was filthy and freezing. The bathroom if you can call it that was awful, there was mould all over, the shower door didn't close properly so water spilled out onto the floor, no plug for the sink. Bed was so uncomfortable I was supposed to stay 3 nights, I checked out next morning. How do these places get away with it? Surely there should be a regulator??? The lift was from the 1920's with the grid you pull across, not safe. Used the stairs to come back down. I strongly recommend avoiding it at all costs. And they had the audacity to charge me!!!! They should have paid me to stay there!!!!
